PushPiers Prevent Sinking Foundation in Ashland,OR Home

    When Dana B. of Ashland, OR started to notice that her rental home was sinking, she went in search of a company to help her. The sinking was starting to cause the side wall to crack. While looking through the phone book, she saw an ad for Terrafirma Foundation Systems.

CleanSpace Helps Prevent Further Moistuire in Ashland, OR Home

Cleanspace Solves Muddy Mess in Medford, Or

Picture walking into your crawl space and seeing standing pools of water, loose hanging insulation from the ceiling and a humid musky smell hitting you in the face. Piering Saves Sinking House in Ashland, OR

Soil settlement is hard to detect. There are some major indicators though. If you see cracks in the dry wall, cracking by windows and doors, or if those windows and doors don't quite open or shut easily, this might indicate that your foundation has settled. The Starr's home in Ashland, Oregon shows all these signs, not just in one corner of the home, but all along the front end indicating some serious settlement. Stabilization was needed immediately via hydraulic push piers. 

13 piers were installed spanning the entire front end of the home. Because all piers are hooked hydraulically to the same unit, even pressure can be applied to every pier point. By evenly distributing the weight of the home on the push pier brackets, we can ensure the safest stabilization and potential lift the the home foundation. For heavier structures hydraulic piers are the best option and have been installed in all different types of soils throughout Oregon and Southwest Washington.

Mittendorf Foundation Repair Medford, Or

Brand matters. Different companies and brands stand for different values and have different standards. Who would you want working on your house? The Mittendorf's in Medford, Oregon had another foundation repair specialist come out to repair their foundation 4 years ago. After many days and dollars, the Mittendorf's didn't achieve the goals for their home. Originally the foundation was simply stabilized. That's all. Their existing piers began to slip and the stabilization system lost most of its strength. By calling TerraFirma, The Mittendorf's were able to not only trust that the system would permanently stabilize their foundation, but also achieve lift and re-level the foundation and floors.

The home was completely warped and at any given point, from center of the room to corner, there was nearly 2 1/2" of settlement. Through Patrick Dunn's inspection and Wes Johnson and team's installation, by unhooking the previous piercing system, attaching our patented brackets and driving our patented steel, we were able to achieve the Mittendorf's home goals. 39 push piers were installed around the perimeter of the home and we were able to lift the house 2 1/2" back to level. If you are going to do something, do it right the first time so your don't have to do, wait and pay for the same job twice.

Stabilization Allows For 2nd Level Addition

Soil settlement happens for a variety of reasons. One major reason is simply the underlying earth cannot support the weight of the house. Gradually with time and weather, the soils continues to shift and soften allowing the weight of the house to sink itself. Astoria, Or and any Oregon coastal city is known for having soft soils that settle more rapidly than say the soils found in Portland. The combination of sand and clay make this process inevitable. Lewis D. saw similar soil condition in his Astoria home. His plan was to build a second story to his home and was concerned about the weight being too much for the supporting soil, and he would loose the house to foundation failure just as quick as he built it.

Lewis' and our goal was the same, provide enough stabilization and strength to the foundation in order to permanently stabilize the existing house and the addition. The solution as actually quite simple. By installing a full perimeter piering system including 26 push piers to stabilize vertically, and 3 helical anchors for horizontal stabilization, we were able to achieve enough load strength the support his addition and permanently stabilize the entire structure.

Lewis is so happy now. His existing foundation is now permanently stabilized, and can feel comfortable his home will hold up after his new additions. 

Push Piers Stabilize Southern Oregon Home

If the soils under your home were settling and your foundation was failing, would you know? How can you tell? These were the questions from a Medford, Or homeowner that wasn't sure if and the severity of her foundation settlement. That's where we can help. Usual signs of foundation settlement include windows and doors that are stuck open, stuck shut, or just don't sit square in their frames. Cracks in the drywall or in the cement foundation itself are usually great indicators.

An older home in Medford developed small cracks around the frame corners of doors and windows that extended to the ceiling. These cracks widened over the years and become more prominent throughout the home. Upon inspection by Casey Moore the home had settled 1" on the east side and was literally falling off from the rest of the house. By installing 4 piers along the east side of the home, we were able to permanently stabilize the house supporting it on load bearing bed rock below the house. Another house saved and another happy neighbor. 

 

Commercial Building Stabilized with Helical Pier and Concrete Leveling inj Brookings, OR

    In a large pole barn style building in Brookings, Oregon 30 miles from the Oregon-California border, foundation failure seemed almost imminent. The perimeter had settled, slabs had sunk, and at one point the building owner, an engineer for Western Region for Waste Connection thought demo and rebuild was the best option. This would have been an expensive solution had he not seen a TerraFirma van and called the number on the side for help.

    Casey Moore from TerraFirma was sent out to the building site to evaluate the settlement issue and prescribe a remedy. To stabilize the foundation, helical piles were installed around the posts on the downhill side of the building. There was some excavation needed, but only to access the foundation footing. After permanently stabilizing the foundation, Casey addressed the sinking slab issue.

    TerraFirma Concrete Leveling was installed, spanning the entire area of the interior building. Our polyurethane solution will fill voids under the sinking slabs and raise them to be even throughout the floor plan. With the foundation stabilized and the slab work level, this commercial building is ready for market in tip top shape. 

Basement Drainage Line and Sump Pump Brookings, OR

    Keeping your basement dry some of the time isn't that hard. But, what home owner or building owner's goal is to keep their basement dry SOME of the time? Home owners want their basement dry ALL of the time to avoid potential moisture and mold problems. Just as important as collecting intrusive water is removal and relocation away from the foundation.

    This commercial building in Brookings, OR already had an efficient drainage system. Water was being collected properly; However, it was the successful removal of this water that was the problem. By installing a Super Sump and 195 feet of drainage line, We were able to successfully remove the water and drain away from the foundation. This way, there will be no chance of this water reentering the building. 

Sinking Pool Slab Leveled Medford, Oregon

    After heavy rains this winter and spring, sinking cements slabs have been showing their face more frequent. When water flows downhill, it takes some soil with it creating voids under the foundation, patio, driveway and in this case, around the pool. Two large slabs had visibly sunk around Karen D.'s pool area and she wanted to get things fixed and looking good for the summer fun. After searching through the local phone book, Karen found TerraFirma and called for a free estimate.

    Upon inspection by Patrick Dunn, both the 27' by 3' and a 22' by 5' slab had sunk as much as 2 inches in some areas. instead of the costly and time consuming solution of replacing the slab completely, Patrick proposed she use polyurethane foam to lift and stabilize her sinking slabs. The concrete leveling solution is injected through a hole in the slab to expand and fill the void underneath. TerraFirma Concrete Leveling adds support to the slab, leveling and closing up cracks, while not adding any extra weight to the soils below due to it's lightweight composition.

    Karen is ready for summer with a beautifully re-finished pool. Kids can play and be safe now that there are no trip hazards around the area either.

Push Pier Stabilization Shady Cove, OR

    Some southern Oregon homes, over the years, have seen massive settlement. Because of the high temperatures, soils become extremely dry during the late spring, summer and early fall months. With very little moisture in the soils, they contract and become significantly reduced compare to their condition when saturated in the winter. This massive change in volume creates a lot of opportunity for structures to settle into unstable earth. Judy S. of Shady Cove, OR has experienced settlement over the past 10 years of owning her house, and the situation kept getting worse. She reached a point to take action and spoke with a friend who recommended her to TerraFirma.

    Casey Moore diagnosed that settlement had occurred along the entire back side of the home. It was literally pealing away down the middle from the rest of the home. By installing 10 push piers, Judy was able to stabilize the home and lift back to level. These piers are secured to the foundation footing and hydraulically pushed to load bearing soil to essentially put the house on stilts. 

    Judy has permanently stabilized her foundation and can be confident it will stay with way for many years to come. Besides, that's what our warranty says anyways.
