    Foundation Repair University Place

Foundation issues can lead to significant damage to your home if not taken care of. Signs like floor cracks, bowing walls, and sagging floors may indicate more serious structural problems. Residents of University Place, WA might see doors that get stuck, windows that won’t close right, or noticeable gaps between walls and ceilings. These could all be signs that your foundation is shifting due to soil movement, water damage, or the effects of aging.

At TerraFirma, we specialize in foundation repair right here in University Place. Our expert solutions are specifically designed to address the root cause of your foundation issues. We start with a thorough inspection to determine the extent and origin of the problem, and then we recommend one or more of our reliable foundation repair systems tailored to your needs.

    Foundation piers

Our push and helical piers are expertly designed to stabilize and lift your foundation by transferring its weight to deeper, more stable soil. Helical piers work best in known soil conditions, while push piers are great for areas with uncertain ground stability. Both systems are minimally invasive and provide long-lasting solutions for your foundation needs in University Place.

    Wall Stabilization Systems

For cracked, bowing, or leaning walls, we offer a suite of reinforcement products. These include:

    • CarbonArmor®: Made from fiber-reinforced polymers ten times stronger than steel.
    • PowerBrace®: Zinc-plated steel beams that can be tightened over time.
    • GeoLock® Anchors and Helical Tiebacks: These systems halt inward movement and gradually straighten walls over time.
    • EverBrace™: Designed for severely deteriorated walls, this system replaces and reinforces failing foundation walls with steel supports.

We also offer grouted micropile tiebacks for difficult soil conditions, SmartJack® crawl space support posts for sagging floors, and vapor barriers to manage humidity and prevent further moisture damage.

Every solution comes with expert installation, ongoing maintenance options, and transferable warranties, ensuring you feel confident and at ease in your University Place home.

Even a tiny crack in your basement wall can turn into a significant entry point for moisture.

    Earthquake Retrofitting University Place, WA

Here in University Place, WA, we live in an active seismic zone that’s part of the beautiful Pacific Northwest. Homes built before the updated codes of the 1990s can be particularly at risk. Even a minor earthquake can lead to a home shifting off its foundation or suffering significant structural damage.

TerraFirma’s earthquake retrofitting services help secure your University Place home to its foundation and strengthen its ability to withstand seismic events.

Enhancing your home with earthquake retrofitting in University Place not only boosts safety but can also help lower your insurance premiums and deductibles, and may even qualify you for coverage that was previously unavailable.

    How We Retrofit

    Assessment & Planning

In University Place, WA, the retrofitting process starts with a thorough assessment of your building’s condition. An experienced professional, like a structural engineer or trained technician, will inspect your home to pinpoint any weaknesses and suggest the best solutions to enhance its safety and efficiency.

Our evaluation involves a thorough inspection of the foundation, walls, roof, and overall structure. Based on our findings, the engineer will create a detailed retrofitting plan to ensure your home is secure and up to code.

    Foundation Bolting

Securing the foundation is the next important step. Our technicians install anchor bolts to firmly connect your home to its foundation, ensuring it stays stable and safe during an earthquake.

In University Place, WA, we enhance structural stability by drilling holes into the foundation and inserting high-strength steel bolts. Our team carefully tightens these bolts to reinforce the structure, providing added resilience against seismic forces.

    Adding Shear Walls

Shear walls play a vital role in earthquake retrofitting by helping to distribute seismic forces and keeping structures in University Place safe from collapsing.

Shear walls are usually made from plywood or other durable materials, and are installed in key areas of your home, especially in cripple walls. These walls offer extra support and stability, helping to minimize the risk of damage during an earthquake.

    Bracing & Reinforcing

Next, we strengthen key areas of your home in University Place with steel braces and straps. Our team installs these reinforcements on essential structural elements like the roof, walls, and floors. This crucial step boosts your home’s stability, ensuring it has a robust framework that can endure seismic forces.

    Securing Applicances

Ensuring your appliances are securely anchored not only creates a safer living environment in University Place, WA, but is also essential for peace of mind. Our technicians can help stabilize items like water heaters and refrigerators and provide additional protection for gas meters, reducing the risk of gas leaks.

    Reparing Foundations

During retrofitting, technicians may notice substantial foundation damage that needs immediate repair. Adding crawl space support posts and foundation piers, and stabilizing the walls are some of the ways TerraFirma can reinforce your foundation.

We worked with Seth Cunningham from Terra Firma in Tacoma and he was a consummate professional throughout the entire process. We recently decided to sell the home and Seth offered to speak with the buyers about the work they did and the transferable warranty. This gave the buyers the confidence to move forward with the purchase. Many thanks Seth!
Seth came out to evaluate my foundation and gave me one of the most thorough and honest assessments I've experienced from a contractor. Professional, communicative, and zero pressure — he clearly takes pride in his work. I didn't move forward with the project through Terra Firma, but that has nothing to do with Seth or the quality of his visit. Highly recommend requesting him specifically. 5 stars.
Excellent experience with TerraFirma. Noah Bryant arrived on time, sent a helpful reminder, and spent nearly 3 hours thoroughly inspecting inside and outside. He took photos, clearly explained crawl space issues, and offered honest recommendations with options—no pressure. Very professional and sincere. Highly recommend!
Seth has made this process so streamlined and time efficient. I was concerned about my foundation issue, however he was able to assess the issue and present a viable solution with ease. He explained what had occurred and how to fix/ prevent such issues in the future in a way that left me informed and empowered to make informed decisions about going forward. He and his team has been prompt with communications and even sent photo updates of the work being complete, as I was out of town at the time. I really appreciated Seth going out of his way to make this the best experience possible, taking pride in his work and putting in the extra effort.
We worked with TerraFirma on a complex project involving installation of their EverBrace wall stabilization system. The project took a lot of planning and communication leading up to installation, plus a 3-week on-site job. Everyone I interacted with at TerraFirma was warm, communicative, respectful, helpful, and creative in solving any issues that arose. I could not have asked for a better customer service experience. Our project was expensive, and a stressful endeavor for a homeowner, but I felt I was in good hands from start to finish with TerraFirma. Not to mention that the EverBrace solution saved us tens of thousands of dollars. I highly recommend this company.
Arrived on time finished in one cleaned up everything
Update: they sent someone back out to inspect the tree and work. Wouldn’t pay for someone to make the tree look nicer and mentioned they could give us a gift card or something for the trouble but never followed up with that. Ended up hiring an arborist on our own. Estimator Derek was very friendly and helpful. Had a much better experience with him than I did with Groundworks. Quote was better too and took about a week to get on the calendar. Was able to get on the schedule fairly quick and they even called with a same day cancellation the Friday before we were scheduled. Work that was done was okay, they were able to lift what we wanted on the main driveway and did their best in front of the steps. Unfortunately they used a jack, which I wasn't expecting, and ended up cracking the slab in front of the steps. It's in the contract that they're not responsible for this so nothing was done to mitigate it. Also a slab next to the large one lifted developed a large crack after they applied the stabilizing foam to the lifted slab. Other issue is that they said it wouldn't be an issue to have the truck down our driveway as they have more than enough hose to work with. Unfortunately they backed the truck right into our magnolia tree and when they were pulling away it ripped a large chunk of branches out.
TerraFirma Foundation Systems is excellent at basement waterproofing. Be sure to ask about all the available options so you can choose the one that’s right for you. The company is very capable, but it’s important to do your research before making a decision. The crew—Antonio, Jessi, and Casey—worked extremely well together. Antonio is especially sharp; whenever I suggested an idea, he immediately understood what I meant and offered an even better solution on the spot.
Wonderful people from start to finish. Morgan, who surveyed the job, Tammi in the office and the guys who did the work were ALL TOP SHELF!!!
Good customer service, good quality work and timely.
