Basement Moisture Warning Signs

Signs Your Basement May Need Waterproofing

Basement moisture problems are not always as obvious as standing water. Small warning signs may indicate that water or humidity is entering the space.

Watch for:

  • Water collecting on the basement floor
  • Damp or stained basement walls
  • Musty or unpleasant odors
  • White, chalky deposits on concrete
  • Mold or mildew growth
  • Peeling paint or damaged finishes
  • Condensation on pipes, walls, or windows
  • A sump pump that runs frequently
  • Water entering after heavy rain
  • Belongings damaged by moisture

If these problems continue, a professional inspection can help identify where the water is coming from and determine the most effective waterproofing approach.

Why Basements Develop Water Problems

Where Is the Water Coming From?

01

Hydrostatic pressure around the foundation

02

Cracks in basement walls or floors

03

Water entering through the wall-floor joint

04

Leaking basement windows or window wells

05

Poor exterior grading or drainage

06

Inadequate or failing sump pump systems

07

High indoor humidity

08

Plumbing leaks or condensation

The visible water is often only one part of the problem. Effective basement waterproofing in Olympia, WA begins by identifying the source and understanding how water moves around the foundation.

Customized Protection

Basement Waterproofing Solutions for Olympia Homes

Every basement is different. TerraFirma designs waterproofing systems around the home’s construction, water-entry points, drainage needs, and moisture conditions. For Basement Waterproofing in Olympia WA, that means matching the drainage, pumping, and humidity-control strategy to the conditions found during the evaluation.

A complete solution may include an interior drainage system, sump pump, battery backup, wall vapor barrier, or dehumidifier. These components can work together to keep the basement drier and more usable.

01

Collect and Redirect Water

Interior Basement Drainage Systems

An interior perimeter drainage system collects water entering near the foundation walls and wall-floor joint. The water then travels through the drainage channel to a sump pump, which removes it from the basement.

Basement Drainage System is installed below the basement floor and above the foundation footing. Once installation is complete, the concrete is restored to create a clean, finished appearance.

Benefits may include:

  • Collecting water before it spreads across the floor
  • Directing groundwater toward the sump pump
  • Reducing water intrusion at the wall-floor joint
  • Working with wall waterproofing systems
  • Providing continuous protection around vulnerable areas

Dependable Water Removal

Sump Pump Systems and Battery Backup Protection

A dependable sump pump is an essential part of many basement waterproofing systems. It receives water from the drainage channel and pumps it away from the foundation before it can flood the basement.

TerraFirma offers professional sump pump systems designed to provide dependable water removal. Battery backup options can provide additional protection if the power goes out or the primary pump cannot keep up with rising water.

A properly designed sump pump system may help:

  • Remove collected groundwater
  • Reduce the risk of basement flooding
  • Provide additional pumping capacity
  • Protect the basement during power outages
  • Alert homeowners when backup protection activates

Control Basement Humidity

Basement Dehumidification and Moisture Control

Stopping visible water is important, but a basement may still feel damp because of excess humidity. Moist air can contribute to musty odors, condensation, and conditions that support mold growth.

The Basement Air Dehumidifier is designed for basements and other below-grade spaces. It helps control humidity while filtering airborne particles and draining collected water automatically.

Benefits include:

  • Reducing excessive basement humidity
  • Helping control musty odors
  • Limiting condensation on cool surfaces
  • Filtering dust and other airborne particles
  • Draining automatically into the waterproofing system

From Roseburg to Eugene, Portland to Seattle, our Foundation Repair work speaks for itself

Great customer service from start to finish. Appreciate the follow up calls from the project manager to make sure everything was done to my satisfaction. Very pleased with the work TerraFirma did in our basement and crawl space.
Terra Firma did a great job at waterproofing our basement. Timothy was a foreman and did a great job of checking in with us every day and keeping us updated. His whole team, Jonathan, Jairo, and Harley, were all very nice and professional. They did a wonderful job for us.
I have used Terra Firma on 4 (soon to be 5) projects over the last few years. They offer a variety of services relative to foundation issues, drive and walk ways and basement issues. They do great work (as recently evidenced by Mike McCarthy and his installation crew on my sport court and driveway) and they have a great warranty, both of which justify their cost. I have a couple of other projects in mind and won't hesitate to call them for one of their free estimates and to discuss options as they have done in the past. Highly recommend for peace of mind.
Your team was outstanding in courtesy, timeliness, responsiveness and communication.
Initial inspection was thorough with specifics to solve my basement project. James Taylor and his crew, Tarin and Carlos were fantastic. They arrived on time and worked tirelessly for 2 days to waterproof my basement. James went the extra mile to solve an additional concern I had in my garage. James, Tarin and Carlos were fun to work with. I am looking forward to working with TerraFirma on my stabilization project in March. Thanks also to Brent for addressing all my financing questions. Thank you Sammy for scheduling all the details and making sure I understand it all.
We discovered water in our basement this past April and first called the competitor who had installed a waterproofing system back in 2015 for the previous owners. Unfortunately, their visit wasn’t very helpful -- they didn’t offer a clear solution or give us much confidence that they even wanted to do any work on our 115-year-old house. That’s when we reached out to TerraFirma for a second opinion, and it was the best decision we could have made. From the very beginning, Jaden, our System Design Specialist, was outstanding. He was thorough, thoughtful, and really listened to our concerns. He walked us through options, answered all our questions, and came up with a solution that felt right for our home. Scheduling with Sammy was easy and helpful - she worked around our vacation schedule, and we always knew what was happening and when. When it came time for the work, Rocky and his team did an excellent job installing our new egress window, while Jorge, Juan, and Scott rebuilt our failed irrigation system from the under-ground up. Both teams were incredibly professional: always on time, tidy, communicative, and respectful of our neighbors (no small feat on our tight street with all the equipment and materials). Rocky went above & beyond with the window - making adjustments to the position and reinforcing our load bearing areas, and Jorge offered alternative and better solutions for our new sump-pump location that would ensure the functionality of our new system for decades to come. Every step of the process with TerraFirma exceeded our expectations. We honestly wish we had found them sooner for all our home projects. They turned what started as a stressful basement issue turned into a smooth and positive experience. Highly recommend! Thank you all for your help - we're so happy with how everything turned out!
I hired TerraFirma to raise a portion of my house and waterproof my basement as well as pouring a new concrete floor in the basement. We ran into a few obstacles, but Ryan the project lead was able to quickly address the issues and keep everything on schedule. The TerraFirma team was able to work with my general contractor to make sure that the subsequent remodel of my kitchen and basement was able to go ahead as planned.
We had TerraFirma out to work on our foundation six months ago and were very pleased with the experience. We had a pretty big project on a home built in 1900 and the company worked with us to divide it into phases so it wasn't so financially overwhelming. Phase 1 included crawl space encapsulation, replacing old wood columns with smart jacks, carbon fiber stitching cracks, installing a dehumidifier and a sump pump with drainage line. After starting the work they realized some components that had been in the contract weren't needed and they quickly had me sign an addendum that would lower the cost of the project. James Taylor, the lead was great to work with, always explaining their plans for the day, progress they had made and ensuring that we were pleased with the work. The crew was right on time every day for two weeks. They were clean and courteous. They were set to finish a day early but found some water entering the basement while they were wrapping up. James called his supervisor and they set to work installing a section of drainage system that was unplanned. They did this at no additional cost because they said that is what they were hired to do and it was the right thing to do. I was shocked by this because it is hard to find a company and crew off workers that will stand by their work like that. Terra Firma might be more expensive than other quotes you get but it was the first time I have felt that a company genuinely cared about the quality of their work and they treated my home with respect. James and his crew (Byron, Alex, and Jake) went way above and beyond to make our basement a better and more useable place. They certainly could have just done the minimum that was agreed upon but they didn't and they will get my business for any future needs because of it. Our unfinished basement and crawlspace is now clean, comfortable and dry. The work was transformative. I highly recommend this company.
When we first bought our 1900s fixer upper, we had no idea what lurked behind the walls of the illegal basement apartment. Once we opened up the space we were in for quite the surprise. All the wooden post holding up the main beam of the house were rotted through at the base. You could stick a pencil through the old, soft wood. Working with TerraFirma to fix the issue was an easy choice. Eric came out to assess our problem. He was friendly and professional as he walked me through the process that was needed to fix our foundation. It wasn't going to be cheap. Don't expect this kind of work to be inexpensive (especially on older homes). We needed concrete to be cut, 2ft cubic footers poured, and six shiny new steel posts. (And while they were coming out anyway, we had them do seismic retrofitting too). There's all kinds of math and engineering that goes into determining what's needed to structurally support a home. TerraFirma handles it all. And they are experienced enough to know what it's going to cost. One of the best parts of working with them (besides the friendly employees and professional workers) is that the price they quote you is going to be the price. Full stop. There are no unexpected add ons at the end. I can sleep well at night knowing TerraFirma's work is holding up our home. A few months later when the rains started in earnest and our basement flooded (an issue we guessed had been going on for a while, hidden by those illegal apartment walls and leading to the rotting of the old wood posts) we knew who to call. Eric came out again to look at options for a sump pump system and even worked on adjusting those plans (while he was on winter vacation with his family!!) when we discovered that a third wall was seeping water and we needed a much larger amount of fixing than originally thought. We no longer have to worry during downpours. While our old fixer upper still needs a lot of work and love, we know that we are (literally) starting from a strong, solid foundation thanks to TerraFirma.
Terra Firma installed their water guard system in our basement. They were on time and flexible in adding services when we found more damage than we thought was there. I would use them in the future if needed.
We hiredTerraFirma to waterproof and redo our crawlspace. We live on a hill which means the crawlspace is on a hill, I am sure it wasn't the easiest place to navigate to get the work done. Heather was the projects coordinator and kept us informed of every step of the project, which we really appreciated. Fernando, was the foreman, and his work crew Felipe, Jorge D., and Jose H. were exceptional workers. This was a three-day project and they were always punctual, very polite, and worked extremely hard getting the project done. Everyone did an outstanding job, and we would recommend the workers and TerraFirma to anyone. Extremely pleased with the workmanship and the project was done on time. The McIntyre's in Oregon City
Great first experience with TerraFirma. Had a basement support beam replaced. The work and everyone involved were great from start to finish with good communication and professionalism. Highly recommend.

Basement Waterproofing in Olympia Homeowner Questions

What causes basement water problems in Olympia?

Basement water can result from groundwater pressure, foundation cracks, leaking window wells, inadequate exterior drainage, plumbing leaks, or high indoor humidity. A professional basement inspection can help identify the specific source of the moisture.

What is the best way to waterproof a basement?

The appropriate waterproofing solution depends on how water enters the basement. Many Olympia homes benefit from a combination of an interior drainage system, sump pump, battery backup, wall waterproofing system, and basement dehumidifier.

Can a sump pump waterproof the entire basement?

A sump pump removes water collected by the basement waterproofing system, but it may not solve every source of moisture by itself. It is most effective when paired with a properly designed interior drainage system that directs groundwater toward the pump.

What are the warning signs of a failing sump pump?

Warning signs may include unusual noises, constant operation, failure to start, visible corrosion, or water remaining in the sump pit. Regular sump pump inspections and maintenance can help identify problems before heavy rain or a major storm.

Can basement waterproofing help with musty odors?

Basement waterproofing and humidity control can help reduce the damp conditions associated with musty odors. However, existing mold or contamination may require separate professional remediation.

How long does basement waterproofing take?

The installation timeline depends on the size of the basement, the source of the water, site conditions, and the waterproofing systems required. TerraFirma will explain the recommended solution and expected schedule after evaluating your Olympia home.

Does TerraFirma provide basement waterproofing in Olympia, WA?

Yes. TerraFirma provides basement inspections and customized waterproofing solutions for homeowners in Olympia and surrounding Washington communities. Solutions may include interior drainage, sump pumps, battery backup protection, wall systems, and basement dehumidification.
