Poorly compacted soil – When your home was built, the movement of soil around the building site results in poor compaction. Even when the replaced soil is compacted well, it’s never as stable as the original soil. Over time, this can cause voids to form and slabs to settle.

Dry soil – During dry conditions or even just during periods of warm weather and low precipitation, the soil under your concrete will dry out and shrink, creating voids. The concrete above eventually cracks and sinks into these empty spaces.

Flooding – Wet, soft soil caused by flooding is just too weak to support the concrete above it. In the worst case, the soil erodes and washes away completely, leaving behind large voids that cannot support the weight of the concrete above.

We had a good experience with Terra Firma. We had 6 different estimates and went with their company because they did not try to sell us on something we didn’t need. After reviewing all the estimates, and talking to Bailey, the system design specialist, we realized that we did not need our foundation lifted to fix our sinking kitchen floor but instead, we needed stabilizing and lifting of the floor joist under our kitchen. TerraFirma also installed a new beam in our family room and lifted our settled concrete in our front walkway. They also buried a downspout which was draining into our front yard next to our walkway. Every Terra Firma employee who came to our house; Bailey, Jorge, Robert and the rest of their team, were on-time, polite and did their job efficiently. They answered our questions, kept us updated on the work they were doing and cleaned up after themselves. I would definitely recommend this company.
Called TerraFirma to take a look at the concrete steps that have been settling for years. Bailey Mercer is very professional, knowledgeable, and easy to work with. He answered all our questions, and addressed our concerns. At the end, he presented us with 3 different solutions. There was no pressure to pick one, or pick the most expensive one, or pick one within the hour or the deal is gone. We had the weekend to think about it. Bailey did a follow up call as promised, and answered even more questions - all to our satisfaction. I will update when work begins and at its conclusion. We purchased a home in 2020 that had undisclosed water infiltration in the basement that resulted in all basement finishes needing to be demolished to clean up the water and remove mold. TerrFirma was the only company who was able to diagnose and address both water infiltration caused by poor exterior yard grading and drainage and also the interior water proofing needed. They also repaired and stabilized a very large structural crack in our basement foundation wall. In addition to doing all this work they were also able to fit earthquake retrofitting into the project while here when asked (after they showed up to start the project). The estimator, Bridget was very meticulous in her bid and made comparing estimates easy. Her experitse, flexibility, follow through and communication were superb. Working with Spencer Hunt, the project foreman, was so stress free. He was able to accommodate our request for earthquake retrofitting even though TerraFirma was extremely busy. He was excellent at explaining everything the crew was doing. He checked in with us through every step of the process to make sure we were educated about and happy with the work. We are so happy we used TerraFirma and would recommend them to anyone who needs drainage, foundation, concrete, earthquake and waterproofing work done in the future!
I had a narrow but long concrete path that had heaved over the years and was cracked in a couple of places. Terra Firm leveled it perfectly and filled the cracks and gaps beautifully. Now I have a level path that I plan to expand with pavers on both sides. Huge cost savings, as my other option was to rip out the concrete and do a total reboot. Great people and a fair price for the work done. They were all done in one day and came back promptly to redo one gap between pads that wasn't just perfect. Terra Firma was nothing short of AMAZING!!! We showed up on a Friday with a question about some subsidence at our location in Roseburg -- and a very tight timeline to take care of it! After the weekend, Morgan Flury was on our doorstep Monday morning. Before he left, we had options and prices and were able to sign a contract on the spot to get things rolling. By Friday morning before the Memorial Day weekend, Jeremie Sherman was out front and ready to work. The job was complete by lunchtime; the subsidence had been ameliorated and the concrete walkway and other concrete area were no longer a tripping or aesthetic problem. Everyone at Terra Firma was polite, helpful, efficient, and professional. If we ever have issues again, we definitely will make the call to Terra Firma.
The crew were on time, introduced themselves and made sure that we were all on the same page as far as what they were doing. Lifted the back patio up and leveled the sidewalk to martch. Looks great! Did a good job of cleaning up. I would reccomend them for any type of concrete lifting. Thanks guys!
Technicians answered my questions and explained the process of expanding foam to my satisfaction. They were courteous and on time. The process was less invasive than I expected it to be. This is not a cheap fix, but wanted to have it done only once and not worry about it down the road.
The whole job went smoothly. Katie did a god job communicating as project manager. Mike was quick and efficient with the concrete slab void filling. Tim, Chris and Jonathan were all very professional and expertly got the French rain and sump pump installed. Very happy with all the work done.

Our 121 yr old home’s 1930 add-on had visible water damage that eroded the concrete foundation in one corner of our home. Upon initial inspection, the plan was to support that corner, replace some posts in the basement, and repair some pony wall framing. I got a couple of other bids and found TFFS to not only be comparable, but to also provide the security of a larger company’s resources. The day work was to begin, the crew realized our home’s situation was more complicated than initially realized. They brought in a specialist to assess the work needed and created a game plan, coordinating w a plumber and fitting us into their very busy schedule. They were able to do the work needed for our home without massive increases to our initial bid, and our floors no longer bounce and slope. Their crew communicated thoroughly throughout the entire process and cleaned up after themselves. The crawl space was leveled and plastic sheeting was in place. The only reason I’m giving this a 4star is because our initial project coordinator let us fall through the cracks when she took an extended leave of absence. However, they responded to my follow up inquiry professionally, promptly, and worked really hard to get our old home in the schedule. We feel much more secure about the health of our home and 100% recommend them.
I did a ton of research on TerraFirma when I decided to pursue getting a seismic retrofit in my basement, and then to clinch it, my Engineer neighbor spoke highly of them as well, stating they are top tier in their field. Jake's Crew came out today to review, and instead of selling me on a $10,000+ price tag, educated me on why they were unable to do the retrofit - my foundation is hollow concrete, their drilling would shatter it, and their alternative wouldn't meet my required needs. Honestly, I'm BLOWN AWAY how awesome Jake's Crew was - honest, direct, helpful, and educated me on my foundation. They even cleaned up under the porch for me, graciously turned my outside water off under the crawl space (thank you!!!). I'm so sad my foundation isn't able to be seismically retrofitted but I'm ridiculously grateful to Jake's crew for being so honest. I highly recommend TerraFirma - I read a ton of reviews on multiple platforms, and when they do make a mistake they fix it and make it right. They are full of integrity, and I'll forever remain impressed and won't stop recommending them to anyone/everyone!
Fantastic job leveling out settled patio concrete slabs. Very efficient work done in about 4 hours. One area had a 2” trip hazard between slabs, now nothing! 5 year guarantee but should last 80 years
