HUMIDITY & WATER
IN CRAWL SPACE

Water that seeps into your crawl space can serve as a breeding ground for pests, mold, and odor. Crawl space encapsulation is the right choice for homeowners who experience rainy climates and want to protect their crawl space from moisture.

These are some common moisture and water crawl space problems that homeowners in Portland, Salem, Roseburg, and the Seattle-Tacoma areas have asked TerraFirma to diagnose and fix for this space of their homes:

Condensation & Indoor Humidity

tf rotting wood Crawl Space Problems
Floor joists provide crucial support for the floors above. Moisture in your crawl space can cause your floor joists to rot, compromising their ability to bear the weight of the structure.

tf torn vapor barriers Crawl Space Problems
Torn vapor barriers and vapor barrier puddles mean moisture and possibly unhealthy air quality

Torn Vapor Barriers

tf exposed ground Crawl Space Problems
Exposed dirt in your crawl space will release gasses, odors, and moisture under your home that can seep up into your living space. As the damp soil dries it shrinks allowing the post and beam structural supports to settle causing damage to your home.

SAGGING FLOOR JOISTS
& STRUCTURAL ISSUES

Built directly underneath your home, the crawl space plays a key role in your home’s structural integrity. Many crawl spaces are designed with a support system that is either inadequate, rotting or has unstable soils underneath the support posts.

If you’re unsure whether it’s a foundation or crawlspace issue, note whether the visible problem is centered around the interior or exterior of the structure. Homeowners in Oregon and Washington frequently benefit from waterproofing as part of their foundation repair and/or crawlspace repair.

HIGH ELECTRIC BILLS

Crawlspaces are often unconditioned spaces, meaning they are not heated or cooled like the rest of the house. High electric bills are a giveaway that your home is not energy efficient.

Floor insulation and Wall insulation will help to prevent heat transfer between the crawl space and the rest of the house, reducing the amount of energy needed to heat or cool your home. This can lead to lower utility bills while creating a more comfortable indoor environment.

Creating a controlled environment in crawl spaces is essential for maintaining energy efficiency, controlling moisture and pests, and preserving the structural integrity of the home. Maintenance also plays an important role as floor insulation is susceptible to the environment, can become loose, moist, and lose effectiveness.

POOR AIR QUALITY

Humidity and condensation in a crawl space are a recipe for disaster. Excess moisture leads to mold growth, wood rot, and foul odors, causing issues for your home’s health, air quality, and value.

After removing any organic materials, making sure your waterproofing system is working correctly, and installing vent covers, you should still consider other airborne hazards that, fortunately, can be prevented with the use of a dehumidifier.

Encapsulation and consistent maintenance don’t just protect against crawl space moisture problems—they also retain a stable temperature in this area, improving indoor air quality and reducing allergens. Over time, this can prevent costly repairs caused by worsening structural problems or degradation. Additionally, a well-encapsulated crawl space boosts your home’s resale value; ultimately, it is a wise investment for homeowners intending to stay or sell. So have Terra Firma fix your crawl space problems today to start reaping the benefits.

From Roseburg to Eugene, Portland to Seattle, our Crawl Space Repair work speaks for itself

Great job! I’m pretty sure they sent their A-team and got my crawl space encapsulated in 3 days. The dehumidifier doesn’t have to work too hard anymore. Humidity is holding steady below 50%. I can probably take some credit for their efficiency though, because I didn’t bother them too much 😂.
Jorge and his team did a great job in my crawlspace replacing 40-year-old cracked wood support posts with TerraFirma's SmarkJack posts. Jorge was kind, respectful, knowledgeable and thorough, always keeping me informed as to exactly what he and his team were doing and how long it would take, plus having me check on their work. Thank you for the excellent service.
The crew at the Vancouver, TerraFirma did a great job!! Jacob Iltis did a great job presenting several options to resolve the crawl space issues, the main focus was on a bouncy floor and we opted to install a new beam with screw jacks. Jorge Valencia and his crew, Juan and Manuel did a great job installing the beam and screw jacks. They communicated exactly what was going to happen and when. They put flooring protection down and did a nice job at cleaning up at the end. I highly recommend TerraFirma and the crew of Jorge, Juan and Manuel to get the job done. TerraFirma will be my first call if I have anymore issues.
TerraFirma did an excellent job resolving our foundation crawl space flooding problem. The TerraFirma crew (Louis, Jose, Jorge, Nick and James) we're friendly, polite, professional and very hard working. I highly recommend TerraFirma and would have them work for us again.
The guys came on time, were very friendly, and got the job done. They cleaned out the crawl space and installed a vapor barrier. i was very impressed with their work.
We're very happy with the TerraFirma experience. They were easy to contact, on schedule, on budget, friendly, professional and approachable. They are the best team we've encountered out of all the contractors we've worked with to repair and improve our home. From the initial consult with Ryan, to the steady project management of Sammie, to Tim's installation crew, they were a seamless team. I have serious health problems and it's easy for me to become overwhelmed with tasks or fail to remember important dates and activities, but Sammie was so gracious and helpful that I didn't feel anxious for a moment. When the team came to overhaul the crawl space and install the sump pump, I was prepared for pet drama, but the team were like ghosts. Even my stupidly anxious rescue dog was calm because it was so quiet. Tim was super helpful with all of my questions during the installation, and when the project started to fall behind he added another man to his team the next day, rather than risk going over the 2 days of work Ryan had estimated. Tim, Chris, Jonathan and Jairo were like extremely polite ninjas that just quietly disappeared beneath my house. When we did interact they were easy to talk to and were able to answer all of my questions. I will absolutely recommend TerraFirma to my family and friends. They do great work and made the whole process much easier than I could have hoped for.
Called TerraFirma because we noticed mold in the crawl space several years after inital encapsolation. Turned out there was very little mold and it was dead. Service reps James and Micky were very thorough and explained how our system was working properly preventing any mold from developing. We appreciated their excelent customer service interface. They offered to come back if we saw any further issues, but made it clear everything was working proprerly. Excellent employees.
Excellent experience with TerraFirma. Noah Bryant arrived on time, sent a helpful reminder, and spent nearly 3 hours thoroughly inspecting inside and outside. He took photos, clearly explained crawl space issues, and offered honest recommendations with options—no pressure. Very professional and sincere. Highly recommend!
I needed to have 20 posts in my crawl space replaced and seismically upgraded. Bridget came out, was extremely helpful and knowledgeable and set up the project. Tony, harley, sebastian, came and did the work. They could not have been more friendly and professional. The work was done quickly and skillfully. Very excited to have this project completed and done so well!
Tony, Harley, Alex & Sebastian were courteous, communicative, hardworking, and kind from start to finish. More specifically, the pride Tony and Harley took in doing the best job they possibly could, while also training some new crew members was impressive. I was blown away by their professionalism and tenacity to get the job done right no matter the obstacle. Construction never goes 'as planned', but Tony (our Foreman) was certain to update me every step of the way as our crawlspace encapsulation project continued on each day. When they noticed a drain pipe began to leak, they immediately notified me and I was able to get a plumber in to fix it within the hour - Harley also went out of his way to check all of the pipes in the crawlspace to ensure there weren't additional leaks/cracks. He also went ahead and replaced an additional post underneath our house, free of charge, because he noticed it was cracking and that they had extra materials/time needed to make it happen. We replaced 11 posts in total and only had to pay for 10. As a first-time homeowner, I was overjoyed to hear the thoughtfulness behind Harley's actions. Thank you all for your perseverance on a very labor-intensive job - my crawlspace is impeccable! On another note, I do not understand the job of the Project Managers. I feel like Tony handled everything on his own and I handled everything else I needed to on my end. The Project Managers seemingly do not do much and could use some training in customer service, email turnaround times, and understanding that they need to be available for TF's customers from start to finish... If I could give the customer service team a starred review, it would be a 1.5 out of 5 stars. My project was completed yesterday (Thursday) and I still haven't heard an answer back from my Project Manager on a question I called about on Wednesday... come to find out they've been on PTO, which was news to me. You've got to let your clients know these things when SO much money is on the line.
I didnt even hire these guys. Im a plumber who came through to fix a repair they found after they redid a crawl space, and they did such a good job i had to come leave a review. Cleanest and most comfortable belly crawl ive ever experienced. The white barrier they use is padded enough i didnt even need my knee pads, and it looks a thousand times better than black visqueen. They even left a little tote under a leak they found so it wasnt wet for me or their new work when i came to fix it. 10/10
Clayton from TerraFirma was polite, professional and knowledgeable. He replaces our sump pump and recommended other areas of concern in our crawl space for potential additional work. Thanks, Clayton!
