HUMIDITY & WATER
IN CRAWL SPACE

Water that seeps into your crawl space can serve as a breeding ground for pests, mold, and odor. Crawl space encapsulation is the right choice for homeowners who experience rainy climates and want to protect their crawl space from moisture.

These are some common moisture and water crawl space problems that homeowners in Portland, Salem, Roseburg, and the Seattle-Tacoma areas have asked TerraFirma to diagnose and fix for this space of their homes:

tf wet insulation Crawl Space Problems
Wet insulation is a sign of crawl space humidity, and creates the perfect breeding ground for mold and mildew.

Condensation & Indoor Humidity

tf rotting wood Crawl Space Problems
Floor joists provide crucial support for the floors above. Moisture in your crawl space can cause your floor joists to rot, compromising their ability to bear the weight of the structure.

Rotting Wood

tf torn vapor barriers Crawl Space Problems
Torn vapor barriers and vapor barrier puddles mean moisture and possibly unhealthy air quality

Torn Vapor Barriers

tf exposed ground Crawl Space Problems
Exposed dirt in your crawl space will release gasses, odors, and moisture under your home that can seep up into your living space. As the damp soil dries it shrinks allowing the post and beam structural supports to settle causing damage to your home.

tf doors vents Crawl Space Problems
Open crawl space vents and loose crawl space doors can cause high humidity as well as insect and mold problems.

SAGGING FLOOR JOISTS
& STRUCTURAL ISSUES

Built directly underneath your home, the crawl space plays a key role in your home’s structural integrity. Many crawl spaces are designed with a support system that is either inadequate, rotting or has unstable soils underneath the support posts.

If you’re unsure whether it’s a foundation or crawlspace issue, note whether the visible problem is centered around the interior or exterior of the structure. Homeowners in Oregon and Washington frequently benefit from waterproofing as part of their foundation repair and/or crawlspace repair.

HIGH ELECTRIC BILLS

Crawlspaces are often unconditioned spaces, meaning they are not heated or cooled like the rest of the house. High electric bills are a giveaway that your home is not energy efficient.

Floor insulation and Wall insulation will help to prevent heat transfer between the crawl space and the rest of the house, reducing the amount of energy needed to heat or cool your home. This can lead to lower utility bills while creating a more comfortable indoor environment.

Creating a controlled environment in crawl spaces is essential for maintaining energy efficiency, controlling moisture and pests, and preserving the structural integrity of the home. Maintenance also plays an important role as floor insulation is susceptible to the environment, can become loose, moist, and lose effectiveness.

POOR AIR QUALITY

Humidity and condensation in a crawl space are a recipe for disaster. Excess moisture leads to mold growth, wood rot, and foul odors, causing issues for your home’s health, air quality, and value.

After removing any organic materials, making sure your waterproofing system is working correctly, and installing vent covers, you should still consider other airborne hazards that, fortunately, can be prevented with the use of a dehumidifier.

Encapsulation and consistent maintenance don’t just protect against crawl space moisture problems—they also retain a stable temperature in this area, improving indoor air quality and reducing allergens. Over time, this can prevent costly repairs caused by worsening structural problems or degradation. Additionally, a well-encapsulated crawl space boosts your home’s resale value; ultimately, it is a wise investment for homeowners intending to stay or sell. So have Terra Firma fix your crawl space problems today to start reaping the benefits.

Don’t take our word for it – see what our clients have to say.
From Roseburg to Eugene, Portland to Seattle, our Crawl Space Repair work speaks for itself

I had Bailey come out to do an estimate for crawlspace encapsulation and some drainage work in the basement. Bailey spent 2 hours at the house and on the phone with me in total (not counting the work he did on his own), doing a very thorough work up of the house and patiently explaining what my options were, and what might be better for my renovation contractor to do. I really appreciated Bailey's willingness to think through different options - some that didn't include work for his company - and teach me about crawlspaces!
I don’t usually do reviews but in this case people should know this is a first class company. Great communications and no selling you on something you don’t need. John was very professional, he spent time with us expanding what issues he did find, measured the level of the floors, inspected under the house and checked wall and foundation cracks. He also placed a blanket down to collect any dirt from entering and exiting the crawl space inside the house. I highly recommend John from the Eugene office and TerraFirma.
Travis and his crew were absolutely outstanding. They were very friendly, clean and neat during the process. They informed us of a leak that we had no idea about. Saving us costly damage, we truly appreciate it. I had to go in the crawlspace since they completed the job. Absolutely amazing! Prior to them completing the job, whenever I had to go under, I was 50% sure something was going to jump out and kill me. Now, I feel I can easily camp out there with confidence. Thanks guys, Amazing!! Money well spent. Wish you all the best, for all your hard work.
From bid to project completion, this team has been fantastic. Derek took the time during th ebid process to explain what I needed and why I needed it. He treated me like a compentent human and gave me the info necessary to make a good decision. The crew of guys who did the work were fantastic. It's never easy to have people in your home, but Aris, Fernando, and Tyler were hard-working, gracious, and willing to keep me informed about each stage of the process. This was a significant improvement over our former crawlspace techs and we couldn't be happier. Thanks, guys!
We wanted the best and we got the best, we didn't even call around, we called terraFirma. We.live on the Oregon Coast, Beaver, Oregon. Casey came out and was here for two hours. He went under our 102 year old house and came out with pictures. He immediately had several options with prices, we were impressed already. We called him the next to say we wanted the biggest one. 21 smart jacks, a main beam replacement, total encapsulation with dehumidifier and sump pump. TerraFirma scheduled us for the next month which for us was extremely fast, we counted the days and as said, Aris, Brad and Jose were here right on time. To the owner of terraFirma, these young men should be commended for their professional, excellent work ethics. They were all very polite, very hard working young men. I would come out of the house and they would all wave and say good morning. Even in the afternoon they would wave to me. These three men spent 8 days under our house on their stomachs, sides and backs, hauling everything out in trash bags (about 50) and the then the rock that they hauled under for the trench, all while laying down because of the foot and a half clearance under their. I'll get where I'm going here, Casey, Aris, Jose and Brad were all excellent and I'm sure you're very proud as I am honored to have met and kinda know them. Thank you all, we are very impressed with our crawlspace. Jeff and Ana De Lanoy
The crew from TerraFirma, Andrew, Zach, Kayden and Zoey just finished our water issue correction in our crawl space. They did a FANTASTIC job! Drain lines along with the needed pumps were all installed neat and clean. Hard working and knowledgeable crew. Excellent job. Would defiantly use TerraFirma again. THANK YOU!!! AAAA++++
I was referred to John from Terra Firma when I was looking to have our foundation inspected. John was very friendly and knowledgable and came out to our house to measure and inspect everything. In the end he was able to put our mind at ease and did a great job of explaining different scenarios and what he was looking for. John even inspected the crawlspace while he was out and provided great feedback there as well. Overall we got a lot of good information and never felt as though we were being pushed into unnecessary services. I will certainly be reaching out to Terra Firma for any future needs!
Both crew's were on time. The crawlspace crew put down plastic from the front door to the crawlspace entrance in a bedroom. Work was completed on time, our closet doors reattached and the areas they worked in or went through left clean and tidy. The sidewalk crew completed their work in a day and even patched a crack we had forgotten to mention to the estimator. If TerraFirma also did crawlspace insulation, that would have been great, but I had to find another company for the insulation.
We had Tyler from TerraFirma come out to bid fixing a standing water issue in our crawlspace. He was thorough (crawled the entire crawlspace), knowledgeable and responsive to questions. As a real estate agent having access to good contractors is vital, and his professionalism has placed TerraFirma solidly on our short list.
We had the pleasure of working with Samuel Bryant, System Design Specialist at TERRAFIRMA, who provided us with a complimentary foundation and crawlspace inspection along with detailed repair estimates. Samuel was highly professional, knowledgeable, and responsive throughout the entire process. He delivered a comprehensive inspection report and repair design that clearly outlined the property’s condition and potential issues. His thorough assessment gave us valuable insight during our home-buying decision and helped us better understand the risks and costs involved. We greatly appreciated the time, expertise, and attention to detail that Samuel and TERRAFIRMA provided. Their excellent service and professionalism left a strong impression on us, and we will not hesitate to reach out to them again for future foundation or crawlspace needs. Highly recommended!
