Crawl space encapsulation is a process used in home construction and maintenance to seal off a crawl space beneath a building. It is particularly important in the Pacific Northwest to mitigate the unique challenges posed by the region’s climate and environmental conditions, helping to maintain a healthy, comfortable, and structurally sound home.

tf clean prepare space encapsulation
Remove fallen insulation and scrap material from the crawl space. Clear the space of large rocks and debris to establish a smooth, even grade.

1. Clean and prepare the space

tf ensure proper drainage encapsulation
Eliminate any uncontrolled water sources and standing water, and if needed, install an internal drainage system.

2. Ensure proper drainage

tf crwal space insulate encapsulation
Sealing crawl space vents and insulate using our exclusive EnerLoc Panel insulation, treat all perimeter walls with the only product that currently meets all federal Fire and Insulation codes.

3. Seal and insulate

tf drainage matting encapsulation
Install base material liner to allow water drainage under the encapsulation material. VaporLoc Elite, a 120 mil thick liner, is installed on the floors.

4. Drainage matting and vapor barrier liner

tf double tape seams encapsulation
A 2-step bond and tape process is used to permanently seal floor liner seams.

5. Double tape seams

tf control air humidity encapsulation
Moisture dehumidifier is installed to reduce relative humidity to less than 60% for greatly increased air quality: reduced mold/mildew growth, musty smells and warping/rotting wood.

6. Control air humidity

Sump pumps are commonly used in crawl spaces and basements to remove excess water that may accumulate due to groundwater infiltration, high water tables, or flooding. Our products are designed to keep your crawl space dry while making your life easier.

Sump Pump System

Providing three levels of protection for your crawl space, the TripleSafe™ Sump Pump System is designed for your peace of mind. For normal functioning, the TripleSafe™ has a powerful, Zoeller® ⅓ horsepower sump pump set at the lowest level. For heavy volumes of water or in case of primary pump failure, a second, more powerful Zoeller® ½ hp pump will take over. In case of a power outage, our UltraSump® battery backup sump pump will pump 11,500 gallons or more on a fully charged battery.

  • ⅓ hp primary pump can discharge 2,220 gallons of water per hour at an 8-foot head.
  • ½ hp secondary pump can discharge as much as 3,900 additional gallons of water per hour at an 8-foot head.
  • In the case of a tripped circuit, power outage, or sump failure, your TripleSafe™’s UltraSump® Battery Backup System will kick in.
  • Can support a second battery to achieve extended running time.

Battery Backup System

The optional UltraSump battery back-up system can be added to the SuperSump as additional protection in case the power fails. The battery backup will automatically kick in and begin removing water from your crawl space, preventing a flood. The UltraSump® system can pump out in excess of 11,500 gallons of water on a fully charged battery.

  • Once the power is restored, the UltraSump will automatically recharge
  • Comes with an alarm in case of power failure, sounding when the backup pump is running and silencing when power is restored.
  • The alarm also protects you in case the main system is accidentally unplugged

& vapor barrier

Crawl space liners rest directly on the crawl space floor. If your crawl space is flooding, water can be trapped underneath, never making it to your perimeter drain.

The raised dimples on our drainage matting gives the water flooding into your crawlspace a channel underneath your crawl space liner. This directs the water flooding your crawl space to your perimeter crawl space drain and sump pump system.

A crawl space vapor barrier is an excellent way to keep water and moisture from your crawlspace, but it’s also important to drain away flooded water that collects underneath. By installing drainage matting, your crawl space is protected, and water is directed to your drainage system.

 Elite Crawl Space Vapor Barrier

VaporLoc Elite is a 100% waterproof, 120 mils thick plastic liner that is perfect for unfinished crawl spaces preventing leaks and mold growth. This crawlspace liner creates a clean, dry, sanitary, usable area. With correct installation, it can insulate your crawlspace and reduce energy costs.

  • Greatly reduces musty smells, with an EVOH layer that seals out odors.
  • Reduces allergens such as mold and dust mites, improving indoor air quality throughout the home.
  • Seals out soil gasses while eliminating excessive, destructive moisture, which could lead to wood rot.

Due to its proximity to the ground, installing a dehumidifier in the crawl space can help address moisture problems at the source, preventing issues such as mold growth, wood rot, and structural damage. A dehumidifier in the crawl space allows you to control humidity levels in an area that is usually harder to ventilate or maintain.
