How to Fix leaky and wet
basements?

The technicians at TerraFirma understand that water is a basement’s nemesis. It’s easy for moisture to slip through the cracks, causing mold and mildew growth alongside expensive foundational damage. If leaking water is a problem in your home, we have plenty of basement waterproofing solutions to fix and prevent this reoccurring complication.

The flood drain channels water away from the foundation and directs it to a designated drainage system. A sump pump activates when water levels rise to immediately remove excess water and prevent flooding. Lastly, the vapor barrier prevents mold growth and water damage by blocking moisture in the space.

Based on the condition of your basement, we can find the best basement waterproofing solution for you! Homeowners from Eugene to Keizer, and Vancouver to Tacoma are breathing easier thanks to our systems. Contact TerraFirma today for services in Oregon and Washington.

Drain System

If there is water leaking into your basement, a perimeter drain could be the right option for you. At TerraFirma, we offer a variety of interior drainage systems to help keep your basement dry and clean.

Drain System

Below Floor Drain

Our most popular drainage system, the ideal solution for most basement waterproofing applications. This interior drain is designed to be installed below the floor slab, resting on top of the foundation footing.

Advantages

  • Installed with minimal invasion of the slab, and all concrete is restored after installation.
  • Includes a wall flange with a 3/8″ opening to collect water from walls.
  • Able to waterproof concrete block foundation walls.
  • Water is collected without the risk of clogs that would halt your system.

Iron Ochre Drain Tile System

Specifically designed for basements affected by iron ochre and iron bacteria. Its wide, accessible drainage channel helps manage the thick, rust-colored buildup that can clog conventional basement drainage systems.

Advantages

  • Wide drainage channel designed to manage iron ochre buildup.
  • Large, clog-resistant drain openings maintain dependable water flow.
  • Removable lid provides convenient access for routine cleaning, flushing, and maintenance.
  • Wall flange collects water entering through or running down basement walls.

Baseboard Drain Pipe

If your house has a monolithic foundation, or a foundation that comes with the floor and footing as one piece, jackhammering to install a drain system can be very difficult. In those cases, we use our basebord floor drain system to avoid any problems. This system installs over the top of the floor, eliminating the need for excessive excavation.

Providing the same protection and drainage for water seeping through foundation walls while also providing the clean, finished appearance of a baseboard. The drain is secured to the floor with only a slight opening at the top, allowing water to flow in and drain to your sump pump.

Thin Floor Drain System

Sometimes the concrete floor in a basement is too thin for a drain to be installed on top of the footer. We usually address this challenge with our Thin Floor System. This system is designed to sit in front of the footing in a bed of drainage stone.

Advantages

  • Quick installation and seamless finish. After installation, the concrete floor is restored over the drain.
  • Includes a wall flange with a 3/8″ opening to collect water from walls.
  • This system avoids the “mud zone” to help prevent clogging issues.

Drain Inserts

Drain interts can be installed in an existing trench drain to allow water down without allowing air to come up. The system comes with balls that fit over the drainage holes, creating an airtight seal when there is no water.

Advantages

  • Designed to block unwanted ground air and gases from entering the basement and home.
  • Easy installation.

Crawl Space Vapor Barrier

Our heavy duty vapor barrier is a 100% waterproof, 120-mil-thick plastic liner that is ideal for unfinished crawl spaces, helping prevent leaks and mold growth. This crawl space liner creates a clean, dry, sanitary, and usable area. With correct installation, it can help insulate your crawl space and reduce energy costs.

Advantages

  • Greatly reduces musty smells with an EVOH layer that seals out odors.
  • Reduces allergens such as mold and dust mites, improving indoor air quality throughout the home.
  • Seals out soil gases while eliminating excessive, destructive moisture that could lead to wood rot.

Sump Pump

Sump Pumps

When water gets into your basement, the sump pump is what protects you from a flood or any leaking that could cause expensive property damage. We offer powerful, quiet and reliable pumps and only professional grade, cast iron equipment.

A sump pump system with dual pumps inside a beige container.

Multi-pump Sump System

The Multi-pump Sump System provides three levels of protection for your basement and your peace of mind. For normal functioning, the Multi-pump Sump System has a powerful, Zoeller® ⅓ horsepower sump pump set at the lowest level. For heavy volumes of water or in case of primary pump failure, a second, more powerful Zoeller® ½ hp pump set a bit higher in the liner will take over. In case of a power outage, our Battery Backup Sump Pump, set at the highest level, will pump 11,500 gallons or more on a fully charged battery.

Advantages

  • ⅓ hp primary pump can discharge 2,220 gallons of water per hour at an 8-foot head.
  • ½ hp secondary pump can discharge as much as 3,900 additional gallons of water per hour at an 8-foot head.
  • In the case of a tripped circuit, power outage, or sump failure, your Battery Backup Sump Pump System will kick in.
  • Can support a second battery to achieve extended running time.

Battery Backup Sump Pump System

Battery Backup Sump Pump System ensures continued protection in the event of power loss. The battery backup will automatically kick in and begin removing water from your basement, preventing a flood. The Battery Backup Sump Pump system can pump out in excess of 11,500 gallons of water on a fully charged battery.

Advantages

  • Comes with an alarm in case of power failure, sounding when the backup pump is running and silencing when power is restored.
  • The alarm also protects you in case the main system is accidentally unplugged.

Basement Sump Pump Premier System

If you have had occasional water issues but not severe leaks or flooding, the Basement Sump Pump System is an effective and more economical solution option for your home.

Advantages

  • ⅓ hp primary pump can discharge 2,220 gallons of water per hour at an 8-foot head.
  • Optional Battery Backup Sump Pump, which can pump out 11,500 gallons or more on a single charge.

TERRAFIRMA IN ACTION

Leaky basement? Moldy odors? You’re not alone. We’ve helped families across Oregon & Washington breathe easier with our Basement Waterproofing Systems. Check out some tips and examples of our waterproofing work here.

Basements WATERPROOFED,
HOMEOWNERS HAPPY

We take pride in our years of experience making homes dry, safe, and stable. From Ashland to Corvallis, Beaverton to Olympia, our Basement Waterproofing clients have given us great feedback.

The best. Hands down. TerraFirma came out and inspected our leak in the basement and I couldn't be more impressed with the service. We are new homeowners and didn't know anything about how their system actually worked. Travis and his partner (sorry I didn't get your name!) took the time to explain how our system works and answered all of the questions we asked. 10/10 would recommend TerraFirma to anyone. *The leak was unrelated to the system TerraFirma put in, but they stuck around to answer questions anyways*
We discovered water in our basement this past April and first called the competitor who had installed a waterproofing system back in 2015 for the previous owners. Unfortunately, their visit wasn’t very helpful -- they didn’t offer a clear solution or give us much confidence that they even wanted to do any work on our 115-year-old house. That’s when we reached out to TerraFirma for a second opinion, and it was the best decision we could have made. From the very beginning, Jaden, our System Design Specialist, was outstanding. He was thorough, thoughtful, and really listened to our concerns. He walked us through options, answered all our questions, and came up with a solution that felt right for our home. Scheduling with Sammy was easy and helpful - she worked around our vacation schedule, and we always knew what was happening and when. When it came time for the work, Rocky and his team did an excellent job installing our new egress window, while Jorge, Juan, and Scott rebuilt our failed irrigation system from the under-ground up. Both teams were incredibly professional: always on time, tidy, communicative, and respectful of our neighbors (no small feat on our tight street with all the equipment and materials). Rocky went above & beyond with the window - making adjustments to the position and reinforcing our load bearing areas, and Jorge offered alternative and better solutions for our new sump-pump location that would ensure the functionality of our new system for decades to come. Every step of the process with TerraFirma exceeded our expectations. We honestly wish we had found them sooner for all our home projects. They turned what started as a stressful basement issue turned into a smooth and positive experience. Highly recommend! Thank you all for your help - we're so happy with how everything turned out!
I hired TerraFirma to put an interior drain and sump pump in my Seattle basement after some flooding. When they pulled up the carpet to start work it became obvious that the problem was much bigger (roots running all through and cracking the foundation). The plan had to change entirely and the job got way bigger. Luckily, TerraFirma was with me the whole way. They owned the problem from end to end, figuring out how to get the new work done within a reasonable price and coordinating all of the various sub-contractors who were involved in removing and repouring my basement foundation. Ryan and his crew were always extremely polite, hard working, communicative and timely. It's not an experience I would ever want to go through again, but if I did, there isn't anyone else I would call.
Our 121 yr old home’s 1930 add-on had visible water damage that eroded the concrete foundation in one corner of our home. Upon initial inspection, the plan was to support that corner, replace some posts in the basement, and repair some pony wall framing. I got a couple of other bids and found TFFS to not only be comparable, but to also provide the security of a larger company’s resources. The day work was to begin, the crew realized our home’s situation was more complicated than initially realized. They brought in a specialist to assess the work needed and created a game plan, coordinating w a plumber and fitting us into their very busy schedule. They were able to do the work needed for our home without massive increases to our initial bid, and our floors no longer bounce and slope. Their crew communicated thoroughly throughout the entire process and cleaned up after themselves. The crawl space was leveled and plastic sheeting was in place. The only reason I’m giving this a 4star is because our initial project coordinator let us fall through the cracks when she took an extended leave of absence. However, they responded to my follow up inquiry professionally, promptly, and worked really hard to get our old home in the schedule. We feel much more secure about the health of our home and 100% recommend them.
James and his crew were efficient, kind, and exceeded my expectations. My foundation was needed piers both outside and in the basement, yet they were quick and cleaned up. I even noticed a change in my home’s interior when it was fixed! Cracks closed up. They took care of the whole process, including permits and inspections. And, James communicated, including walking me through, clearly listening to my responses. I recommend TerraFirma, especially James who was the foreman on my job, especially to those who want to be respected, want to understand what is happening, and want good communication throughout the job.
The technician (Clay Carter) was very professional, honest, and helpful in explaining parts of the system I had kinda forgotten about. I'd somewhat neglected my basement system over the years, so I appreciated his kindness and patience as he went through and checked everything. System is still working great though! No water in the basement after 5 years, and the mechanical stuff was still in good order, I'd call that a win.
We reached out to a few local companies before deciding to go with TerraFirma for our basement waterproofing. Their solution was straightforward, well explained and competitively priced. We had a sump pump installed along with a waterproof membrane and dry track along the walls. Their team found a way to put the sump pump under the stairs so it was accessible but out of the way. I had a few concerns that I brought to their attention after the project was finished. They went above and beyond to make sure that everything was taken care of. I appreciate that they really stood by their work. Since the waterproofing was finished we had torrential rain (that previously would have left standing water) and our basement remained bone dry. The peace of mind has definitely been worth it.
My mother-in-law’s house was built in 1962 and has had basement water issues for more than 40 years. We’ve spent so much money trying to fix it over the years, but TerraFirma Foundation Systems completely transformed the situation—it feels like magic. Thank you to the team: Casey from sales and the crew members Antonio, Jessi, and Casey. The three musketeers worked efficiently and truly operated as a team. Thank you for bringing such an incredible change to my mother-in-law’s home! One suggestion for management: please focus on bringing happiness to your customers rather than worrying too much about potential lawsuits.
It’s always been a joke in our house: “If you don’t want to be a responsible adult, you’re welcome to live in your mom’s basement.” It was funny because all I had was a dark creepy crawlspace with sharp rocks and whatever the last construction crew left behind. Unlit now. The Terra Firma team did exactly what they promised to do: in a matter of days, they terraformed the entire space under my house into an encapsulated sparkling-clean climate-controlled beauty. With the heat waves coming later this summer, I may be setting up guided tours for curious minds. The tour will include admiring a sump pump and earthquake braces, enjoying the cool clean air, and sliding like penguins on the white encapsulation layer. I haven’t decided on the fees yet, but it will definitely be a no-shoes, white socks-only service and I am NOT kidding about it. Thanks to Terra Firma, “living in yo-momma basement” turned from a threat into a perk.
I have used Terra Firma on 4 (soon to be 5) projects over the last few years. They offer a variety of services relative to foundation issues, drive and walk ways and basement issues. They do great work (as recently evidenced by Mike McCarthy and his installation crew on my sport court and driveway) and they have a great warranty, both of which justify their cost. I have a couple of other projects in mind and won't hesitate to call them for one of their free estimates and to discuss options as they have done in the past. Highly recommend for peace of mind.
***Please note -- I updated my review from 1 to 5 stars. Terra Firma took the initiative to reach out and assess any next steps needed to correct the problem. Trust is 100% restored knowing that if problems come up they will take any action needed to follow up. I will also say that the work they originally did was actually to code, and we agreed that the moisture problems arose due to the nonstandard setup of my dehumidifier, NOT because of errors in Terra Firma's work. Thank you Terra Firma.*** Unfortunately, I have to drop a negative review in the interest of warning other folks that their work has gone downhill. I previously had an excellent experience with Terra Firma for management of a water problem in my crawlspace. I hired them without question again for my current property for management of moisture issues, and I didn't check their work upon completion as thoroughly as I should have. Unfortunately, about 1 - 2 months after completion of work, I discovered a large mushroom growing out of one of the structural posts in my crawl/basement. On closer inspection, I noticed that the dehumidifier water discharge line they installed was dumping less than a foot away from my foundation, corresponding to the exact spot the mushroom was growing. Moisture was the exact problem they were supposed to fix, but now they have created a severe structural problem secondary to moisture with the dehumidifier line dumping large quantities of water right next to my foundation. In other words, they created the exact issue they were purporting to fix by collecting the moisture and depositing it into my foundation. Once fruiting bodies are growing out of wood, this is an indicator that the wood is severely compromised and the fungus network has grown extensively. I now have a very expensive and serious problem to fix. I called to let them know about the problem, not sure if I will hear back from the coordinator/ the team who did the work. I am not sure if I would trust them to fix the issue after the damage they have caused, but I would accept financial remediation. If they take steps to make things right, I would update my review. I would not hire Terra Firma again for any crawlspace work, be it structural or moisture related because of the big problem they have caused. Again, just would like to warn others.
I purchased two waterproofing systems from them a few years back. After the rain the past couple days its time to leave a glowing review. They did an interior drain in my basement and a separate drain tile system in my crawlspace. Both systems have been working flawlessly for 3 or 4 years now with zero water intrusion into my basement that I totally renovated after their install. They've also come out every year as promised for servicing. Thankful for connecting with them. After hearing the river of water enter into the pump and it go off every minute or so for nearly 12 hours yesterday, they deserve 5 stars. I would recommend them to anyone.
