TerraFirma
Foundation Repair in Tacoma, WA

Built for Tacoma homes facing Puget Sound moisture, hillside soils, wet winters, and long-term foundation movement.

WHAT CAUSES FOUNDATION PROBLEMS IN TACOMA HOMES?

South Puget Sound conditions shape Tacoma homes: heavy winter rainfall, pockets of clay-rich soil, sloped lots, older crawl spaces, and persistent groundwater near low-lying areas. As soil becomes saturated through long wet seasons and then dries during warmer months, foundations can settle, bow, or shift over time.

Common foundation issues throughout Tacoma include:

  • Cracked walls and uneven floors
  • Basement moisture, seepage, and wall movement
  • Crawl space humidity, settlement, and sagging supports
  • Soil movement caused by heavy Puget Sound rainfall
  • Aging foundations in older Pierce County homes

Since 2005, TerraFirma has helped homeowners throughout Tacoma diagnose and repair foundation problems caused by Pacific Northwest soil, groundwater, and weather conditions.

Why do Tacoma Homes develop foundation problems?

Foundation concerns in Tacoma are closely tied to Puget Sound rainfall, hillside grading, mixed clay and fill soils, and the age of many neighborhood homes.

Across Tacoma, saturated soils, older drainage systems, and sloped properties can place steady pressure on foundations, basement walls, and crawl space supports. When soils expand during wet months and tighten during drier periods, that movement can create settlement and structural stress.

In addition, many older homes in Tacoma neighborhoods were built before current drainage, seismic, and crawl space standards, making them more vulnerable to movement over time.

Tacoma’s Soil &
Geology

Many foundation issues in Tacoma can be traced to South Puget Sound soil behavior, groundwater, older grading, and hillside drainage conditions.

Typical causes of such problems are:

  • Soil composition with clay, glacial till, and fill soils that can shift with moisture
  • Difficult drainage on sloped lots in North Tacoma, South Tacoma, and hillside areas
  • Perched groundwater, compacted fill, and poorly draining soil layers
  • Saturated soil due to Tacoma’s long wet season and Puget Sound moisture
  • Constant hydrostatic pressure against foundations and basement walls

This can lead to foundation settlement, cracking, or basement wall movement in Tacoma homes.

Tacoma’s Rainfall & Water Pressure

Tacoma’s moisture-heavy climate can put continual stress on foundations for much of the year.

Some of the elements that cause foundation issues include:

  • Frequent rainfall and extended damp periods from fall through spring
  • Sustained Puget Sound moisture and stormwater runoff
  • Wet soil pushing against foundations via hydrostatic pressure
  • Dry-season soil contraction after months of saturation
  • Continual expansion and contraction under the foundation of the home

Over time, these moisture cycles can contribute to structural movement in homes throughout Pierce County.

Tacoma’s Housing Stock

Older properties across Tacoma are often susceptible to structural and foundation concerns, especially in neighborhoods with aging crawl spaces, basements, and drainage systems.

The following problems are frequently encountered within aging properties in Pierce County:

  • Foundations with inadequate depths based on current standards
  • Decayed crawl space support structures and wooden structures
  • Poor drainage systems
  • Insufficient moisture-proof protection
  • Susceptibility to settling and movement

As a result of such defects, it is common to see problems like sagging floors and cracked walls develop within the aging property.

Tacoma’s Seismic Context

Homes in Tacoma and Western Washington face seismic risk from the Cascadia Subduction Zone and regional fault activity.

Potential vulnerabilities include the following:

  • Decaying building foundations and framing systems
  • Foundation settlement or shifting
  • Un-reinforced crawlspaces
  • Old homes constructed before modern earthquake building codes
  • Cracked walls or structural movement

While foundation repair is not the same as earthquake retrofitting, ensuring that an old structure remains stable through foundation repair work can go a long way toward improving its performance during an earthquake.

Common Signs of Foundation Problems in Tacoma Homes

FN RES FR Sagging Floor 04 1024x683 1 foundation repair
When the soil beneath a building’s foundation compresses or shifts unequally, it causes parts of the foundation to sink or settle more than others. This uneven settling commonly results in noticeable sloping or uneven floors.
Foundation Settlement

Common symptoms of this problem include horizontal or stair step cracking along the foundation wall, diagonal cracks in the corners, crumbling walls and inward bulges.
Look for spalling cracks or delamination which can impact structural integrity.
Cracks in Foundation and Basement Walls

If your windows and/or doors are sticking, jamming, or your doors have non-functioning locks, you could have a foundation problem. Other common signs include door openings that aren’t square and diagonal cracks at top corners of window and door openings.
Jammed Windows and Sticking Doors

Driveways in our region can often become cracked and sunken. Issues with the soil underneath those concrete driveway slabs are usually accompanied by concrete sidewalk cracks and raised sidewalks.
Cracked and Uneven Sidewalks & Driveways
efflorescence small foundation repair
Water stains on concrete walls are caused by mineral deposits from the water drying on the concrete. Efflorescence stains appear as a white or grayish ash on the wall.
Keep an eye on basement walls getting yellow, orange or black stains as these are all symptoms related to moisture getting in.
These are also signs that soil or hydrostatic pressure outside the foundation walls could lead to foundation failure.

Foundation Settlement

In case the soil under the foundation gets compressed or moves in an unequal manner, it leads to differential settling or sinking of different areas of the foundation. Differential settlement often causes sloping of floors.

Stained Basement Walls + Efflorescence

The water stain marks left by water droplets on concrete walls happen due to mineral accumulation of water. The efflorescence stain is a gray or white substance on the walls.

Basement wall discoloration in shades of yellow, orange or black should be watched out for since they indicate moisture problems.

An owner of a split-level house built in 1991 in Lakewood, Washington requested assistance from TerraFirma due to settling front steps, which posed a risk of accidents and were unattractive.

TerraFirma found that a nearby downspout was allowing water to run alongside the concrete slab causing soil washing out under the concrete steps leading to their settling.

PolyLevel® polyurethane foam was injected into the foundation to lift up and support the concrete steps. In addition, NexusPro® was used to seal the existing cracks.

Foundation Repair in Pierce County, WA

The homeowner in University Place, Pierce County, WA turned to TerraFirma for a crawl space inspection due to fears of water damage.

Upon inspection, our System Design Specialist identified a faulty support post which was floating almost five inches off the ground, thereby failing to provide adequate support to the floor system. The void left by the support post had been filled by debris that had moved over time.

TerraFirma proceeded to remove the damaged support post and install a SmartJack® support system made from durable galvanized steel which can handle loads exceeding 60,000 lbs.

Don’t take our word for it – see what our clients have to say.
From Tacoma to Seattle, Portland, and across the Pacific Northwest, our Foundation Repair work speaks for itself

Terra Firma installed sump pump in crawl space that works great but I think pump is only treating a symptom and not root cause of my water issues. I would recommend asking more questions about your water issue and the options to diagnose cause.
Installers were very professional. I asked for a few areas to be filled farther They made adjustments in areas that I asked gladly. I would recommend TerraFirm Foundation Systems to others. My back was out, the guys removed items from side of the house. Please give the installation team our thanks Everette
I cannot express enough how grateful I am for the exceptional service provided by Seth and the team at TerraFirma Foundation Systems. We were facing a daunting challenge with standing water underneath our house, and Seth guided us through the entire process with professionalism, expertise, and genuine kindness. From the moment Seth arrived, it was evident that he was not only knowledgeable but also deeply passionate about resolving our issue. His expertise in dealing with water problems beneath homes was evident, and he took the time to thoroughly assess our situation (and got plenty dirty doing it) before presenting us with a comprehensive solution. He patiently answered all of our questions, alleviating any concerns we had along the way. It was clear that he genuinely cared about finding the best possible outcome for us. Consider this company, it'll be worth your time!
Seth was helpful and informative. He was able to come evaluate the project right away and provide solutions to the issues.
We all know home improvement is stressful. Seth from TerraFirma really helped out. He communicated along the way, called to let me know he would be arriving shortly, and just had the super calming energy to himself. That was helpful cuz dang, I'm intense, I admit it. Will definitely be calling him for any future foundation needs! Thanks Seth!
Tech was so knowledgeable and great at explaining the process, very polite and a pleasure to work with. Thank you for such a positive experience!
My family moved recently from a hot, dry climate to the PNW. We were used to dealing with foundation problems typical of our area, but were completely unprepared for the moisture problems we encountered when we got here. Thank goodness we called TerraFirma! They helped us through a few very difficult rough spots while remaining responsive, informative, professional, and friendly. Most of all, they were dependable. They did exactly what they promised in every situation. Our special thanks to Zach, who was our first point of contact. Thank you also to Jake, Angel, Monica, and Colin who took exceptional care to ensure we were well-cared for. Thanks also to the great crews who worked long, hard hours to complete the work.
2/16/26 update: My sump pump broke in December due to the high level of iron in the soil under my house. Terra Firma responded quickly and replaced the pump with no issue. Great customer service and a great team / experience! Thank you Terra Firma! Seth has been amazing to work with! I have been working with Seth on designing my crawlspace drainage system. Seth has been extremely helpful, patient, and professional. I've pestered him every day, multiple times a day with questions, asked for revisions to my quote, clarifications, and have been an all-around pest. Through it all, Seth has been responsive, communicative, and thorough. The work is scheduled for Mid-May 2024. I will update my review after the work is done with how it went with the crew and the job they did.
Although TerraFirma wasn’t able to assist with my specific concern, Bailey was extremely professional and thorough. I would definitely recommend having them evaluate your next project.
Fast, very good communication till the very end.di a really good job.
I've had multiple interactions and services (including sump pump installation) done by TerraFirma, all good experiences. However our last service which was an inspection of our foundation was exceptional and warranted me to write a review. Our systems design specialist Tanner Heinz who came out was courteous, knowledgeable, friendly, and respectful to our home. We felt like he wasn't trying to oversell, just telling us straight facts and honest opinion. We trust our home is in good hands and came up with a game plan. If I owned a business we'd be lucky to have Tanner as an employee. Highly recommend this company.
Great; competitive price, installation went great, friendly and responsive staff in person and office. They made a drainage system for our crawl space with a sump pump.
