The Challenge: Sagging Floor Joists in Central Point, OR Home
In the charming community of Central Point, Oregon in the Medford area, a single-family home built in the mid-1980s, began to show signs of distress that concerned its long-time residents. 1. VaporBarrier Encapsulation
– Cleaning and Preparation. Removing all debris, existing insulation, and any signs of mold or mildew from the crawlspace.
– Drainage System. Maintenance of the interior perimeter drainage system
– VaporBarrier Installation. Laying down a thick, durable VaporBarrier liner across the entire crawlspace floor and up the foundation walls. This barrier effectively sealed off the crawlspace from the earth, preventing moisture vapor from rising into the space.
2. SmartJack Post Supports
– Adjustability. Each SmartJack post features a threaded rod that allows for precise adjustment. This was critical for gently lifting and leveling the sagging floors back to their original position, or as close as possible without causing further stress.
– Stable Footings. Each post was installed on a pre-cast concrete footing, providing a stable base that would not settle over time, unlike the original, less stable supports.

Because of the wet environment from the previously un protected crawlspace, the floors began to sag. Smart Jacks re-support these beams and prevent sagging.
Implementation and Results
The installation process was carried out efficiently by one of our specialized teams. The crawlspace was first prepared, followed by the meticulous installation of the VaporBarrier. Once the encapsulation was complete, the SmartJack posts were strategically placed under the main support beams and joists that were showing signs of weakness or sagging. The adjustable nature of the posts allowed the technicians to gradually and carefully lift the affected areas of the floor, bringing them back to level.
The results were immediate and transformative. The family noticed a dramatic improvement in the stability and feel of their floors. The soft, bouncy sensation was gone, replaced by a firm, solid surface.
