Since purchasing his multi-level, century-old home in 1993, this homeowner has been dedicated to preserving its character and structural integrity. Originally built in 1904 and later converted into a 5-plex, the home holds both sentimental and financial value. However, after noticing some structural concerns, he reached out to us with two main goals: stabilizing one side of the home’s foundation and implementing an earthquake retrofit in the crawl space.
System Design Specialist RJ Torres quickly came out and evaluated the property. He noticed one half of the basement was a finished apartment, while the other remained as an unfinished storage area. Exposed stem walls on the unfinished side were composed of large aggregate and showed signs of deterioration over time. To address the homeowner’s concerns and ensure the long-term stability of this historic home, RJ recommended an innovative approach using EverBrace for the deteriorating stem walls on the unfinished side of the basement. EverBrace provides robust structural support, reinforcing the weakened concrete and stabilizing the foundation with minimal disruption to the existing structure. For the crawl space, we suggested a comprehensive cleanup and a seismic retrofit to enhance earthquake resilience.
